For me, strategy is something you need a long term to achieve, it is not something you can implement now and see the effect within 12 months. Tactics is something you can apply and see immediate results within 12 months. Such as refinance to lower rates, add frequency of repayment.

Most investors only see the benefits of investing in property but are not well prepared or knowledgeable when it comes to the risk of property investment. The reality is, I have seen many investors lose money and gain unnecessary stress when entering into property investment. All this can be avoided, if you see both sides and have a clear picture of risks associated. Once my mentor told me, ‘The real risks are the things you neglect and remain unknown due to your lack of knowledge, being arrogant, overconfident, and unprepared. But risks are not the ones that you foresee, and you must have the mitigation measurements in place.’
